This monthly Real Estate Market Report describes the real estate market conditions in Coastal North County San Diego, and how they have changed over the past month and year.
What’s Happening in the North County San Diego Real Estate Market?
We have seen some scary headlines in the news lately. The reality isn’t quite so dramatic.
In San Diego County, resale single family home purchases pulled back in July – down 10% from June. Attached home sales in July were down 14% from June. We also saw lots of price reductions and more time on the market to sell. While some people insist that this is a signal of impending doom, there are other facts that should be considered:
- It’s not uncommon for buyer activity to heat up between March and June, and then taper off in July.
- In July, list prices are often higher than June’s sales prices, in anticipation that the market will continue the May-June upward trend.
- Tapering off is not necessarily a bad thing – these cycles are what keeps our housing market from going up too high too quickly. It keeps our housing market stable.
- Final sales prices, on the whole, did NOT drop between June and July.
- Inventory increased significantly between early July and mid August. Higher inventory levels are good for home buyers, and may encourage previously reluctant buyers to shop for homes.

In Carlsbad, inventory for both detached and attached homes has increased by 14% between early July and mid August. July’s median sales price for detached homes decreased 4%, from $1,049,000 in June to $997,500 in July. The median sales price for attached homes increased 6%, from $541,750 in June to $577,500 in July. Time on market for detached homes almost doubled between June (12 days) and July (20 days). Even so, most homes in Carlsbad were sold within 3 weeks.
In Encinitas, inventory for both detached and attached homes has increased by 4% since early July. The median sales price for detached homes decreased 7%, from $1,350,000 in June to $1,252,500 in July. The median sales price for attached homes increased 14%, from $735,000 in June to $842,000 in July. Time on market for detached homes almost doubled between June (13 days) and July (23 days). Even so, most homes in Encinitas were sold within 3 weeks.
In San Marcos, inventory has increased by 27% since early July. The median sales prices are almost identical between June and July. Most homes sold within 16 days.
In Vista, inventory for both detached and attached homes increased 26% since early July. The median sales price for detached homes increased slightly, from $550,000 in June to $561,337 in July. The median sales price for attached homes also increased slightly, from $331,750 in June to $356,000 in July. Most homes sold within 2 weeks.

2018 Mortgage Limits
The mortgage limit for conventional, VA, and FHA loans in San Diego County is $649,750. The conforming loan limit is $453,100. Loans at or below this amount usually offer the lowest interest rates.
Loans between $453,100 and $649,750 are called super conforming, or high balance loans. Any loans above $649,750 are jumbo loans.
Interest Rates
Interest rates have been steadily going up all year. Last week, they reached 7-year highs. With excellent credit, fixed mortgage rates for 30-year terms hover around 4.75% for conventional loans. VA and FHA loans have slightly lower rates, closer to 4.5%.

Low Down Payment Loan Programs
FHA Loan Programs offer mortgages with only 3 1/2% down payment. VA Loan Programs offer $0 down payment mortgages to eligible military active duty and veterans, with no monthly mortgage insurance. Conventional loans are available starting at only 3% down payment, and some of these conventional loans are available with no monthly mortgage insurance.
All of these loan programs can be used for new purchases, or for refinancing existing mortgages.

Solar Rebates – 30% Federal Tax Credit Available through 2019
THERE’S STILL TIME TO BUY SOLAR! Federal tax code allows for a one-time 30% Residential Energy Credit to purchase home solar photovoltaic systems. The credit may include any repairs necessary to install the panels, including roofing repairs. Check with your tax professional. This 30% incentive will be available through December 31, 2019, before tapering to 10% until 2022. Read my Solar for Homeowners article series.
Time to Switch to Waterwise Landscaping
More funding is available! You can get paid to switch our your turf for more sustainable landscaping. Read my article about rebates for turfgrass removal. The San Diego County Water Authority also offers free California Friendly Landscape Training classes throughout San Diego County.
Down Payment Assistance
Low- to median-income borrowers may qualify for down payment assistance. Some programs can be layered on top of each other, to maximize your benefit.
