What’s Happening in the North San Diego County Real Estate Market?

North County real estate values, on average, have been slowly rising all year. In markets closer to the coast, like Carlsbad and Encinitas, the increase is more consistent. Inland communities like Vista and San Marcos have not seen much change in real estate values. The average time it takes to sell, or the number of days a property is listed in the MLS before an offer is accepted, has also increased gradually over the past year. At the same time, many attractive properties that are well-priced are selling quickly, and with multiple offers.

For Buyers: Mortgage Programs and Interest Rates

It’s an ideal time to finance a real estate purchase. Today, October 7, rates hits 2014 lows once again. Real estate lenders are offering attractive programs and terms to borrowers. In certain cases, people who could not qualify for loans last year may find that they qualify now. For example, there is now an FHA loan program that requires only 1/2% down payment. VA Loans continue to offer $0 down mortgages to eligible military active duty and veterans.
